Insurance advice for thatched roofs

The ambience and character that thatched roofs radiate is unmistakable. They have been around for centuries, have been loved and appreciated by generations, are aesthetically pleasing and creates the impression that you are closer to nature.

If well maintained, they can be very durable and pleasing to the eye. Unfortunately, as many a thatched roof owner can attest, it comes with a price and maintenance is imperative.

How a thatched roof affects your insurance premium

Insurers regard a thatched roof as a non-standard construction, which affects your insurance premium and cover. However, taking specific steps, such as the ones mentioned below, can potentially reduce fire risks and influence your premium. It is important to note that different safety measures apply to various regions due to the unique risks involved.

There are a few common sources that ignite thatch fires, such as electrical faults, power surges, lighting, chimneys and even accidental fires. On top of that, thatch is designed to repel water, which makes it very difficult to extinguish.

Here are a few guidelines to help you manage the risks associated with owning a thatched roof:

  FIRE!

Fire is probably one of the biggest and most dangerous risks associated with owning a thatched roof. Ensure that:

  1. You install a drencher water system at the highest part of the roof
  2. You treat your thatch roof with fire retardant
  3. You have adequate water supply nearby (with a long hosepipe)
  4. You check fire extinguishers regularly, but at least once a year
  5. Your lightning conductors are SABS compliant. Make sure that it is checked and that a certificate is issued at least once a year, or as prescribed by your insurer
  6. Your chimneys comply with applicable safety regulations

IMPORTANT

Keep proof, such as certificates and invoices, of all maintenance and installation work that have been done by qualified professionals, especially work that prevents potential fire risks. You can submit these to your broker for safekeeping, or alternatively you can store them on file in the cloud. Ensure that you are adequately covered. An underinsured thatched roof can have devastating effects.
